The box office opens at 6:00 pm and closes at 9:30 Sunday thru Wednesday, and 10:30 Thursday thru Saturday.
All sales are online. Upgrades are available onsite after 6:30 pm
Our Parking lot closes at 9:30 Sunday thru Wednesday, and 10:30 Thursday thru Saturday. As long as you are here by then, you will be able to go thru all three events.
The Bates Psycho Path is 25 minutes long.
We close the attractions when it rains. Check the website before you come out or call our hotline at 610-459-0647.
The Hayride is 25 minutes long, and the Trail and Bates Motel take about 15 minutes each. On a weeknight plan to be here about 90 minutes, Fridays and Saturdays have a longer wait time.

You will have to be the judge of whether your child will be too scared or not. Some 8 year olds have a great time while some 38 year olds cry for their mommy. Our policy is that we don’t recommend the Bates Motel for children under 8 years old, but our Haunted Hayride is OK for the kids. We offer an alternative non scary daytime event for children under the age of 12 and adults who are young at heart. The Harvest Hayride is open weekends from 10am to 5 pm and offers lots of fun activities for the younger kids.
You will be coming to a working farm, so dress appropriately. Please wear rugged shoes as you may be walking over rough ground in our Haunted Trail. No sandals or flip flops.
Yes, we accept Visa, master Card and Discover.
Look for the E-Ticket sign and go to that window. E-Tickets are not accepted at the attractions entrances.
Yes, we have a full menu including Hot Dogs, Chicken Fingers, Fries, Funnel cakes, hot chocolate, Pepsi products and popcorn.
That depends on how you feel, however we do not recommend it if you are close to your due date.
YES! We have special group rates on all our attractions our and even have priority parking for buses. Please email [email protected] or call Anne at 610-656-1005 for more information regarding your group attending the Bates Motel.

Big changes at the Bates Motel for 2021
The Bates Motel Haunted Attractions will again use our ½ mile Haunted Hayride trail walk through attraction, the Psycho Path. We are adding new props and sets and amazing lighting effects. Make sure to wear appropriate clothes and shoes. Our friendly ghouls will guide you and your group through the trail that last year earned the vote of America’s Most Entertaining Haunted Attraction by America Haunts and CNN Travel.

For over 30 years, the Haunted Hayride at Arasapha Farm has been scaring its visitors with amazing props, digital FX, great actors and extraordinary professional makeup. The Hayride has been featured several times on the Travel Channel and has been rated as the Number 1 Haunted Attraction in America by CNN Travel, USA Today and many other national publications. Due to the current health issue in our community, The Bates Motel staff have rebuilt the Hayride trail into an amazing walking attraction. It’s a 25 minute stroll through the tall forest of Arasapha farm, located just outside of Philadelphia PA, and is filled with huge, detailed sets, giant monsters and more pyrotechnics than a Kiss concert. With scenes like a 100’ foot long, 40 foot tall drive thru insane asylum, a full scale mockup of a New England church and a 200 foot long cave, the Haunted Trail is an amazing example of Hollywood style sets and props. We have added several new, huge scenes for the 2020 season that will blow away the competition! These jaw dropping scenes are guaranteed to strike fear in the bravest of souls! Want more info? Revenge of the Scarecrows Haunted Trail
The third show in this Trilogy of terror at Arasapha Farm is the Revenge of the Scarecrows Haunted Corn Trail. It is a terrifying walk through a tall corn field and filled with walk thru buildings and sets, tons of animatronic monsters and over 30 actors in full makeup and custom costumes. What evil lurks just around the next turn? Is someone or something watching you? Can you feel their bloodshot eyes your every move as creep along the trail? Experience the terror of the Tall Corn as you walk through our Haunted Trail. High tech animations and digital sound effect make this not for the faint of heart! This year the Bates Build Crew is concentrating on the this attraction, with new sets and trails! With realistic sets, scenes and monsters, this attraction will blow you away! This event is like no other corn maze in the country and has fast become a favorite at the Bates Farm.

Zombie Hunt Laser Tag
Zombie Hunt is an awesome team building and fun event for you and friends. You pick your weapons. Then, after you’re trained — the onslaught begins. You will enter the infamous Bates Motel Haunted House, that’s been overrun by zombies! Check your sides and rooms around you as you creep through the haunt that’s come alive with the living dead! Aim for the head as you pick off zombies one by one in your fight to stay alive.
Our state of the art weapons will keep you alive and immerse you into your favorite action video game as you fight off zombie assailants.
Double Edge Axe Throwing
Mobile axe throwing is facilitated by a Double Edge Axe Coach to not only ensure safe throwing but to create excitement. Ages 12 and older only!
